WHAT ARE YOU ACTUALLY TRYING TO BUILD?

The project can be almost anything. It might be one house on a city lot, an accessory dwelling behind an existing home, a remodel, forty acres with a lodge and cabins, a commercial property, a subdivision, or something nobody at this table has imagined yet. That is the project. It is the whole undertaking, not just the building. But underneath all those different projects, people keep asking for the same five things: The lowest practical utility payment. The least practical maintenance. A healthy indoor environment. A building that lasts. And an owner who can still afford to live there. That is the cake. Five outcomes. No sixth. The project changes. The cake does not.

ONE RECIPE. MANY ANSWERS.

Carbonless is not here to tell you which insulation company to buy from, which window brand is best, or that one wall assembly belongs everywhere. Those are ingredients. Building science gives us the physics. Carbonless puts it in order. Name the condition. Then build the system that produces it. The recipe does not change. The project changes. The climate changes. The economics change. Freight changes. Availability changes. The appropriate ingredients change. So the answer can change without changing the recipe. Physics is not Carbonless. Physics belongs to everybody. Carbonless organizes known physics into a recipe somebody can actually understand and follow.

THIS STARTS BEFORE THE BUILDING

The building does not begin at the foundation. It begins with the land. Water. Drainage. Roads. Utilities. Placement. Money. People. Future use. And decisions that can become very expensive after somebody starts moving dirt. That is why the Carbonless Living System starts with the site and follows the project through development, design, financing, construction, testing, occupancy, operation, maintenance, documentation, and the next generation. Forty Sticks. Eight Parts. One connected system.

SIXTEEN SEATS. ONE PROJECT.

A project does not belong to one profession. The landowner sees one thing. The civil and land people see another.  The developer sees infrastructure and money. The lender sees risk and affordability. The insurer sees something different again. The designer sees the drawings. The builder has to build them. The building-performance people have to measure what happened. The inspector has an entirely different responsibility. The owner paid for it. The occupant actually has to live in the answer. And there is one more person we refuse to leave out: THE PERSON FROM 2126. Carbonless puts all sixteen perspectives around the same project while today's inexpensive decision can still be changed. Because one person's inexpensive decision today can become somebody else's expensive problem twenty years from now.

WHY I PUT ALL SIXTEEN AT THE TABLE

The problem was not that nobody knew. The problem was that nobody saw the whole thing. For fifty-two years, I watched good, competent people make decisions from their own place in a project without necessarily seeing what that decision handed to the next person. The builder might know his part. The designer might know hers. The lender has a different responsibility. The insurer sees another kind of risk. The inspector has a specific job. The owner is paying for the decisions. And the occupant may live with those decisions for decades. Everybody can be competent inside their own lane and the project can still lose something between the lanes. That is why I put all sixteen Seats at the same table. Not to make everybody responsible for everybody else's profession. Not to make sixteen people liable. To let everybody see the same project while there is still time to change the answer. And there is another reason. Education is usually divided by profession even when the project is not. One person may hold several licenses or professional credentials and still have different continuing-education requirements for each one. Different licensing boards, associations, and governing bodies can have different subject requirements, provider requirements, reporting procedures, and acceptance rules. The project does not divide itself that way. One decision can touch land, design, construction, building performance, lending, insurance, inspection, ownership, and occupancy at the same time. Carbonless teaches the project once, with all sixteen Seats able to see the same decision from their own place in it. That does not mean one Carbonless completion record automatically satisfies several licenses or credentials. Each licensing board, association, trade body, or other governing organization decides what it will accept. But the education itself does not need to pretend that the building belongs to sixteen separate worlds. It is one project.

YOU ARE NOT HERE TO BECOME SIXTEEN PROFESSIONALS

You do not need to become the architect. You do not need to become the engineer. You do not need to become the attorney, building inspector, civil professional, lender, energy professional, builder, or anybody else whose profession requires knowledge, experience, credentials, or a license you do not have. You need to understand when the question matters, who owns the answer, what to ask for, what needs to be documented, and how to keep the answer from disappearing between two Seats. Name the professional. Do not become the professional.

THIS IS ABOUT GETTING IT BUILT

The Carbonless Living System does not teach an owner how to physically perform every trade. It teaches you how to get a better project built. Who do you call? What do you ask for? What do you hand the designer or builder? What belongs in the drawings? What belongs in the bid? What can be substituted? What cannot? What needs to be measured? What needs to be calculated? What gets tested? What gets photographed before somebody covers it forever? What proof should exist before the final check gets written? Knowledge is useful. Knowing what to do next is better.

YOU FINISH WITH SOMETHING

You are not supposed to finish forty Sticks with nothing but forty completed lessons. As you work through the system, you build your own: CARBONLESS LIVING PLAN The Carbonless Living Plan is not a permit set, an engineered design, a contract, or a substitute for a licensed professional. It is the working record of the decisions you learned how to make and the questions you learned how to ask. It grows with the project: land, development, infrastructure, the building program, the Carbonless Builder® Standard, the sixteen Seats, project costs, Return on Efficiency™, Getting It Built, testing, commissioning, operation, maintenance, Documentation into Perpetuity, future change, and the Person from 2126. The project can change. The method does not.

WHY 2126?

We are making decisions today that somebody else may inherit. So 2126 is not science fiction. 2126 IS THE RECEIPT. A hundred years from now, somebody should be able to look at what we built, how it performed, what it cost to operate and maintain, what changed, and why the original decisions were made. Finishing a building hides almost all the evidence of how it was made. Plans change. Assemblies disappear behind finishes. People retire. Companies disappear. Owners change. Memories disappear. The record should not. Carbonless wants enough documented that the next person is not a stranger to the building they inherited.

WHO IS THIS FOR?

The Carbonless Living System is practical education for people in and around building. Landowners. Developers. Civil and site professionals. Mortgage bankers. Insurance professionals. Realtors. Attorneys. Designers. Drafts people. Architects. Builders. Building-performance professionals. Building inspectors. Remodelers. Owners. Occupants. It can also serve students, colleges, technical schools, workforce programs, educators, professional organizations, and the people preparing tomorrow's workforce. Nobody needs to become all sixteen Seats. Everybody needs enough shared language to understand how one decision can affect the people sitting in the other fifteen.

WHO IS TEACHING THIS?

Fifty-two years around buildings, land, and the people who pay for both. I have designed more than 750 homes and walked roughly 25,000 buildings. I developed about 3,000 acres. I spent thirty-five years in real estate, which meant thousands of conversations with families, lenders, insurance people, builders, and everybody else standing between a piece of dirt and somebody getting the keys. I became a certified energy auditor in 1980, when we did the building arithmetic by hand. I studied architecture and civil engineering. I am not a licensed architect or a professional engineer, and that distinction matters to me. This system teaches you to recognize when an answer belongs to a licensed professional — not to pretend you became one because you took a course. But the unusual part is not any one of those things. It is that I have sat in most of the sixteen Seats myself. Landowner, developer, designer, builder, remodeler, Realtor, energy auditor, owner, and occupant — I am living in the building I am about to teach you how to build. I have not been the attorney and I have not been the inspector. I am not going to pretend otherwise. That is why the Carbonless Living System puts all sixteen in the same room.

IMPORTANT — BEFORE YOU BEGIN

The Carbonless Living System is educational. It does not make you an architect, engineer, attorney, building inspector, contractor, energy professional, or any other licensed professional. Name the professional. Do not become the professional. Building codes, licensing requirements, site conditions, climate, products, construction methods, and legal requirements vary by location and change over time. Your authority having jurisdiction and the appropriate qualified professionals determine what is required and permitted for your project. Carbonless teaches you how to understand the questions, recognize when an answer matters, document what is known and UNKNOWN, and know when the answer belongs to somebody else. The Carbonless Living System is not a substitute for project-specific professional design, engineering, legal advice, permitting, inspection, or other professional services required for your project. Nothing in this education is worth an injury. Do not perform field observations, measurements, testing, construction activities, or other work where conditions are unsafe, outside your competence, or where the work belongs to an appropriately qualified professional.

COMPLETION AND CONTINUING EDUCATION

Each completed Stick is recorded by Carbonless, and participants receive a record of completion. Carbonless does not currently hold accreditation or approval from any licensing board, association, or accrediting body, and the record of completion is not accredited credit. Where your board, association, or trade body permits self-reported education, you may report it. They decide whether it counts. Confirm eligibility with them before you assume.

START WITH THE WHOLE ARGUMENT

I am not asking you to buy thirty-nine Sticks because of a sales page. That is why Stick Zero is free. It is the porch talk. It was written last and it is meant to be read first. It explains the project, the cake, the recipe, the ingredients, the sixteen Seats, the Person from 2126, Getting It Built, the Carbonless Living Plan, and why all of this exists in the first place. Read the argument first. Then decide whether the other thirty-nine Sticks are worth your time.
